Can my landlord increase rent at any time?
No — a rent increase can only take effect at renewal, and the landlord must give at least 90 days' written notice before the contract expires.
What if my rent is already at or above market rate?
If your current rent is within 10% of the market average (or above it), your landlord cannot legally increase it at all for that renewal.
